How We Work With You

We do not figure it out as we go.

Building a custom home should feel intentional, not improvised. From your first conversation through the final walkthrough, every step is mapped, so you always know where your project stands and what comes next.

ALREADY HAVE COMPLETED PLANS?

Perfect. You don't need to repeat the design process.

We’ll review your plans to confirm they’re ready for construction, then you’ll begin with Step 5: Selections. From there, we’ll prepare your fixed-price proposal and guide your project through permitting and construction.

Because your design is already complete, we begin with a Pre-Construction Service Agreement that covers the plan review, selections, and competitive bidding needed to prepare your fixed-price proposal. It’s how we commit real time and expertise to pricing your home accurately — before you’re ever asked to sign a construction contract.

And if you move forward and build with Swan, your Pre-Construction Service Agreement fee is credited in full toward your construction contract.

Initial Conversation

A focused conversation about your project and your goals. I find out if Swan is the right builder for what you are trying to create, and I’m honest about it from the start.

Site Visit & Vision Meeting

Before my site visit, I’ll send you a questionnaire to fill out. On-site, I walk the property, take photos, and take notes on anything that matters for the design and the build. This is where your ideas start to take form.

Pre-Construction and Design Proposal

I prepare and present a Pre-Construction and Design Proposal that lays out the full engagement: how I’ll design your home, how I’ll price it against your actual selections, and how I’ll deliver a fixed-price construction proposal. The completed design will be yours to keep, whether you build with Swan or not.

Every detail defined, every decision documented before construction pricing begins. No ambiguity moving forward.

Selections

Clients with plans start here

You make your material and finish selections before I price your project. I price the actual materials you want, not allowances that leave room for surprises later. If you already have completed plans, you skip Steps 1–4 and join the process here.

Bidding & Final Pricing

Full scope sent to my trade partners for competitive pricing. The result is a detailed construction proposal built on real numbers, not estimates or best guesses.

Construction Proposal & Contract

I walk through every line of your proposal with you, answer every question, move into contract, finalize financing, and collect your initial deposit.

Permits & Pre-Construction

I manage the permitting process and prepare everything needed to break ground. A project kickoff meeting ensures you know exactly what is coming.

Construction Begins

Your project lives inside JobTread, updated daily. Weekly updates with photos and videos, 24/7 live schedule access, and in-person walkthroughs with me at pre-foundation and pre-drywall milestones. We close with a final walkthrough together before I hand you the keys.
